Welcome to the Syrah Homeowners Association website. It has been created by the HOA Board of Directors to improve communication between the Board and owners and tenants of Syrah. The main feature consists of the announcements and news items with important information that will be posted below and updated as necessary. Please bookmark or make a note of the url and check it often.

This website operates independently of the website maintained by the management company, www.2ncm.com, which should be used for management-related information and communications.

Cleanliness of our Amenities

Please be advised that janitorial services for Syrah have transitioned to Orbit Cleaning Services. Following continued efforts to enhance the cleanliness and presentation of the community amenities, and in response to Member feedback regarding service expectations, the Board has approved this transition as part of its ongoing commitment to maintaining and improving the healthful safety of our amenities.

We are also pleased to introduce Antonio Campos, Owner/Operator of Orbit Cleaning who will be hands on in the oversight and support of services within the community.

Orbit will service the community twice per week.  We look forward to working with Antonio and the Orbit Cleaning team to help ensure Syrah’s common areas remain clean, welcoming, and well maintained for all Members and Residents.

As a reminder: Pet Waste must be picked up and disposed of in a proper receptable.  Please DO NOT use the waste receptacles at the Pool or Clubhouse Perimeter for disposal.

Landscape Announcement

Please be advised that landscape services for Syrah will be transitioning to Carson Landscape Industries effective May 15th, 2026 following ongoing efforts to enhance landscaping performance and address Member feedback regarding service quality, the Board has approved this transition as part of its continued commitment to improving the appearance, maintenance, and overall value of the community. We look forward to partnering with Carson Landscape to further enhance and maintain Syrah’s beautiful common areas for the enjoyment of all Members and Residents alike.

HVAC SERVICE DEMAND

Dear Syrah Owners,

The Board of Directors has adopted a motion requiring all Members to provide proof of HVAC servicing completed within the period of April 2025 to the present.

This requirement has been implemented to help ensure the health, safety, and preservation of the Association’s common infrastructure. Recent HVAC system failures have resulted in significant and costly damage to unit interiors, largely attributable to deferred maintenance. Routine servicing of HVAC systems is essential to prevent such incidents and to protect both individual units and the broader community.
This measure was also approved in an effort to minimize risk to both individual unit coverage and the Association’s master insurance policy. Syrah has been fortunate to avoid the significant premium increases currently impacting many communities, and it is important that we continue to take proactive steps to mitigate risk. By doing so, we help prevent future insurance cost increases that would ultimately affect all Owners through higher assessments.

Please provide proof of HVAC servicing by submitting a copy of your service report and corresponding receipt to info@2ncm.com no later than May 31, 2026.

Please note that this requirement falls under each Owner’s maintenance obligations. For your reference, the Association’s Maintenance Responsibility Matrix has been included for review.

Failure to comply may result in further action in accordance with the Association’s governing documents.
